PROPERTY MANAGER

 

Tininga Limited is a major, diverse and growing business in Mount Hagen operating supermarkets, builder’s hardware stores, manufacturing divisions, fresh produce operation, restaurant operation along with significant property and other investments. Reporting to the General Manager, this role is responsible for all aspects of property management including property inspections, lease agreements, overseeing the general property up keep repair/maintenance,  and administration including day-to-day operations.

The successful candidate will be responsible for ensuring properties are well maintained, tenants are satisfied, lease obligations are met and assets operate efficiently and profitably.

Key Responsibilities

 Property Operations

  • Oversee daily property operations and facility management.
  • Ensure buildings and facilities are maintained to high standards.
  • Conduct regular inspections and identify maintenance requirements.
  • Manage service contractors including cleaning, security, landscaping, and maintenance providers.

 

Tenant & Lease Management

  • Build and maintain strong tenant relationships.
  • Manage tenant enquiries, concerns, and complaints promptly.
  • Administer lease agreements and ensure compliance with lease terms.
  • Coordinate tenant move-ins, fit-outs, renewals, and move-outs.
  • Monitor lease expiries and support re-leasing opportunities.

 

Financial Management

  • Prepare and manage annual property budgets in consultation with the General Manager.
  • Monitor income and expenditure against approved budgets.
  • Oversee rent collection and arrears management.
  • Approve invoices and control operating expenses in consultation with the General Manager.
  • Prepare regular financial and operational reports for management.

 

Maintenance & Compliance

  • Implement preventative maintenance programs.
  • Coordinate repairs and capital improvement projects.
  • Ensure compliance with health, safety, and local regulations.
  • Manage insurance requirements where necessary and maintain accurate property documentation.

 

Requirements

  • Degree or Diploma in Property, Real Estate, Business, or related field preferred.
  • Proven experience in Property Management or Facilities Management.
  • Strong financial management and budgeting skills.
  • Good understanding of lease agreements and property compliance.
  • Proficient in Microsoft applications (Outlook/Word/Excel) a prerequisite.
  • Proficient with any existing Property Management software program.
  • Excellent communication, negotiation and stakeholder management skills.
  • Strong problem-solving skills/ability.
